Permitted Development and Unnecessary Architect Costings
I wanted to write this blog as many clients that I speak to are advised by architect companies to submit full planning permission when it is not required thus costing you as the client thousands of unnecessary pounds in these applications that are not required.
I set out here permitted development rights in layman's terms:-
For Terraced or Semi Detached Houses Without Any Planning
You can build a single storey rear house extension as wide as the existing dwelling house and projecting upto 3m into the rear garden area.
You can of course increase this upto 6m with a larger home extension application which essentially is a 21 day notice application - you will require elevation drawings for this application and usually a £90 fee is levied by the planning office. I can offer an end to end service including elevation drawings for this application for £500.00 inclusive of VAT to include your elevation drawings and application fees.
For Detached Houses Without Any Planning
You can build a single storey rear house extension as wide as the existing dwelling house and projecting upto 4m into the rear garden area.
You can of course increase this upto 8m with a larger home extension application which essentially is a 21 day notice application - you will require elevation drawings for this application and usually a £90 fee is levied by the planning office. I can offer an end to end service including elevation drawings for this application for £500.00 inclusive of VAT to include your elevation drawings and application fees.
